Mc Nab Avenue Project
Project Challenge
DARMS was engaged by VicUrban (now Places Victoria) to provide Project Director services for a mixed use redevelopment of this 1.3 hectare site at the gateway to Footscray.
Project Delivery
Our role commenced with initial feasibility and land assembly, then extended to tenant negotiations and the management of a bid process on behalf of the State Government of Victoria. The successful bidder was Grocon who are currently completing the first stage of the project, a 17,500 sqm NLA ‘A’ Grade Government Services Office. Future stages are to include over 350 residential apartments, including a mix of affordable housing.
Client Feedback
I write to thank you for VicUrban’s delivery of the market engagement for McNab Avenue in Footscray. VicUrban has been a partner in Footscray Renewal for some time and has helped create a more vital, attractive, sustainable and safe Footscray.
I would especially like to thank John Darmody and Ben Murphy who were pivotal in securing this development. Their expertise ensured a high calibre response to the market engagement. John and Ben were central in ensuring smooth negotiations between the Department, Grocon and the tenants.
Yours sincerely

Essendon Fields Car Parking Strategy
Project Challenge
DARMS was engaged by Essendon Fields Pty Ltd to create and commence implementation of a public car parking strategy for Essendon Fields / Essendon Airport.
Project Delivery
The project commenced with a review of current car parking arrangements and usage, in addition to considering forecast demand from future developments. Our strategy included recommendations for parking regulation and management systems based on discussions with service providers. We also assisted the client to implement these recommendations.

Kildonan UnitingCare Property Strategies
Project Challenge
DARMS has assisted Kildonan UnitingCare with property acquisition and disposal and more recently we were asked to undertake an analysis of all of the group’s property and give strategic advice.
Project Delivery
Our role commenced with an audit of the client’s property holdings and an analysis of opportunities available for each property. Working in partnership with the client, we are developing the most appropriate strategy to suit the existing portfolio, current business plan and future business requirements.
Client Feedback
DARMS Property have provided Kildonan Uniting Care strategic property advice which to reposition our land holdings and improve our organisations ability to deliver services to the community.
Importantly the advice incorporated an implementation plan which resulted in the successful disposal of high value inner city property and the delivery of a new office for our organisation in Gold Street Collingwood.
The advice we have received has been reliable, well considered and provided us with confidence to make prudent decisions in regard to our property matters.
